CASE STUDY

The idea of this development is to create a comfortable working environment: Factory filled with natural lights and beautiful view. Even though FANG BROTHERS VIETNAM a large area, it is expected to become a very unique factory. The developer team has pit their all effort here is to create a factory which is in harmony with its amazing location.

Located in Phuoc Dong Industrial park, Tay Ninh province with large area, Fang Brothers Vietnam is designed to the US Green Building Council (USGBC) “LEED Gold” Certification which will recognize that it has met international environmental design standards. It not only has positive impacts on the environment but also result in significant reduction of operation costs. When designing and constructing the project, Fang Brothers Vietnam built an innovative green building factory from the ground – up and reducing energy costs. Light, air, vegetation, relaxation areas, cleanliness, functionality and regulated temperatures contribute not only to the quality of work and life, but also to creativity and the excellence of the product. The architectural project is also accompanied by investments and programs aimed at improving safety at the workplace and environmental sustainability. 

In this Case Study, let us introduce you highlight features which make Fang Brothers Vietnam became a unique green factory:

Highlights:

  • Use of predominantly sustainable, locally sourced construction materials.

  • Efficient water systems reduce potable water demand by installing water-efficient urinals, toilets, showerheads and faucets.

  • Highest quality facility components selected to reduce chemicals and contaminants in factory.

  • Air conditioning Air conditioning system in office area use Split-AC system with high efficient and outdoor air have been pre-cooling by Heat recovery ventilation (HRV). Besides, the workshop area use to cooling-pad system (Evaporated cooling system) which saving energy higher than traditionally conditioning system.

  • Efficient light with LED lamps having high lighting efficiency.

  • Sun shading to reduce solar gain and exploit daylighting.

  1. SUSTAINABLE STRATERGIES
    1.1 Building envelop
    a. Sun Shading
    Sunshades are assembled around the factory area to significantly reduce direct solar gain       and to mitigate potential glare problems. 

b. Doors/windows/skylight
The high light transmittance efficient allows for good daylighting harvesting and help to reduce the need for interior electric lighting, resulting in decreased energy use. 

A high proportion of energy use is devoted to heat control, by artificially cooling the building: good steel-based design or use of appropriate steel products can achieve a major reduction in this energy consumption.

c. Roof’s materials

The factory use roofing materials with high solar reflectance index (SRI) valued at 78. This installation helps to reduce heat islands to minimize impacts on microclimates and wildlife habitats.

1.2 Parking lot

To encourage development in locations shown to have multimodal transportation choices or otherwise reduced motor vehicle use, a part of  factory campus is used to build the parking lot which served for some special vehicles and priority in connecting with public transportation. We offer a variety of options for reducing pollution and land development impacts from automobile use through providing: employee shuttle buses, company car, low-emitting and fuel-efficient vehicles, bicycles storage.

For workers working in factory, we provide the employee shuttle buses and parking spaces for low-emitting and fuel-efficient vehicles with an area of 5% of the total parking capacity. There are 02 routes public buses: Route #2 (Truong Mit – Cu Chi bus station), route #9 (Truong Mit – K13 Bridge - DMCC), this reduces pollution and land development impacts from automobile use.

Besides, we choose bicycles as a mean of transport to travel around the factory. The purpose is to promote an environment in which bicycles, pedestrians can safely co-exist. Bicycles are an efficient, enjoyable, and environmentally sound way to travel around campus, and we encourage the safe and courteous use of bicycles. We provide 60 bicycles storage around the factory campus.

 

1.3 Light Pollution Reduction

Unnecessary outdoor lighting wastes energy and contributes to greenhouse gas emissions. Moreover, constant exposure to artificial lighting may interfere with human metabolism and sleep. At a green factory, Fang Brothers Vietnam factory is designed and erection to reduce the light pollution as much as possible. We replace conventional high-energy bulbs by LED streetlight and LED flood light.

2. WATER EFFICIENCY

In Fang Brothers Vietnam factory, we know the importance of using water efficiently that will help ensure reliable water supplies today and for future generations. We are reducing potable water demand by installing efficient urinals, toilets, showerheads and faucets as well as harvesting and reusing rainwater where possible to protect the natural water cycle and save water resources for future generations, increase water efficiency within buildings to reduce the burden on water supply and wastewater systems.

For the rainwater collection, by applying the innovative technologies including the use of high-efficiency flush fixtures and non-potable water sources, we have reduced potable water for sewage conveyance.

Besides that, we use the captured rainwater system to the landscaping by drip irrigation system. Harvesting rainwater can reduce the use of drinking water for landscape irrigation. To harvest rainwater, the project reduces the amount of impervious surface on a site by using permeable pavement surfaces on sidewalk/internal roads with a low road load. We also apply the water transportation system of our rainwater harvester by the gutters and downspouts along the edges of our roof.

The whole water recycle and other sustainable components save Fang Brothers Vietnam up to 47.02% of water usage. The water reclamation system collect used water and rainfall and reuse expose risk to the local ecosystem and drought tolerant landscaping to reduce the irrigation needs.  The bathroom features semi auto faucet which controls the usage of the water and dual flush toilet which flushed by recycled water. With all of its various savings technology combined we estimate that the total water reduction can be up to 47.02%.

3. ENERGY AND ATMOSPHERE

The sky lighting optimizes daylight and station separation lighting control can reduce the artificial lighting waste.

Quality windows: the office area has so many windows, it was especially important to ensure that high-quality efficient windows were installed. The windows use double glass and low-E glass, which lets visible light but lower the amount of heat from solar radiation that enters the building, reducing cooling demand.

The glazing selected with low U-value to contribute reducing solar radiant come into interior building and decreasing energy lost, in addition, high light transmittance coefficient allows for good day lighting harvesting and help to reduce the need for interior electric lighting, resulting in decreased energy use.
 

4. MATERIAL AND RESOURCES

Recycled material source: In this project, Fang Brothers Vietnam applied an optimized pre-engineered steel building system that use steel materials. The recycled content value (from steel and other materials, such as: Concrete, Steel bar, Steel Purlin, Steel Structure, Gypsum, Aluminum) is achieved more than 20% of the total cost of building. This way will contribute to reduce impacts resulting from extraction, processing of virgin materials, and also decrease solid waste volumes to landfill.

Materials with recycled content and manufactured regionally were used whenever possible. In addition, the project has provided appropriately sized dedicated areas for the collection and storage of materials for recycling within 800 kilometers of building location. Thereby supporting the use of indigenous resources and reducing the environmental impacts resulting from manufacturing and transportation.

During the construction stage, Fang Brothers Vietnam Factory project focus on construction waste management, to reduce at least 75% construction waste onsite. This process helps to divert construction and demolition debris from disposal in landfills and incineration facilities. Redirect recyclable recovered resources back to the manufacturing process and reusable materials to appropriate sites from disposal and whether the materials will be sorted.

5. INDOOR ENVIRONMENTAL QUALITY

     

5.1 Cooling and Ventilation system

Innovative ventilation design in factory building are outdoor air have been pre-cooling by Heat recovery wheel (HRW) combine AHU condition for workshop area. Office area have been supplied out-door air by fans.

5.1 Enhance day- lighting

At Fang Brothers Vietnam, we have created a working environment that fosters creativity and professionalism, inspiring its occupants to push their own professional and personal boundaries. Maximizing daylight within these areas reduces the need for electric lighting within the building, which, if integrated into the overall approach to lighting, can result in decreased energy use and contribute to conserving natural resources and a reduction in air pollution.

This provide building occupants a connection to the outdoors through the introduction of daylight and views into the regularly occupied areas of the building Low-energy consumed LED light and timer control with manual override switch to save energy when not in used are helpful to avoid any possible waste of energy.
